With J.O.B.S.™ (Job Organization Book and System™) you can manage your construction process from start to finish with confidence.  Here’s what your get:

 

1.      Project Management Documents

a.       Daily Work Log Form. 

·        Keep track of what was done and who did it.  Some states require a contractor to keep a log if there is a dispute between the contractor and the client.

b.      Construction and Draw Schedules

·        The Construction Schedule is a very simple to use schedule that includes all of the tasks required for new construction or remodel.  The only thing you need to modify is the estimated time to complete a task and then how long it actually took.

·        The Draw Schedule is linked to the construction schedule.  Automatically calculates when the client can expect to pay for each portion of the work.

c.       Permits and Inspections Forms.

·        The Contractor Inspection Forms are coupled to the tasks in the Construction Schedule to insure each part of the construction is ready before the work begins and is approved after the work is complete.  There are 35 forms, each with a pre-work check list and a post work check list.

·        The County Permit Log Form allows you to keep track of the county permitting process.

·        The County Inspections Log Form allows you to keep track of the country inspection process.

d.      Material Delivery Log Form

·        The Material Delivery Log Form allows you to keep track of what was delivered to the job site, who delivered it and whether it was accepted or not.

 

 

2.      Finished Spec Sheets

The Finished Spec Sheets are forms the client fills out to specify what finish products and materials are used.  There are 16 areas covered, from the kitchen to the garage.  With a total of 119 Finished Spec Forms to select from the client will have documented everything needed to build a very accurate bid, with no questions as to what they will get when the project is complete.

 

3.      Contract Forms

a.       The Home Owner Contracts

·        Design Services Contract.  Our firm offers a design service so we include our standard contract as a template.

·        Construction Contract.  The Construction Contract covers every aspects of the construction process to communicate to the client what they can expect; it lists the rights and responsibilities of the contractor and the client.

·        The Home Owner Sign Off Form for when the job is complete.

·        Lead Paint Notification Form.

·        Limited Warranty Agreement Form.

·        Non-Warranted Conditions Form.

·        Right to Cancel Contract Form.

 

4.      State Required Information.  All the documents each state requires a contractor to provide to a client when a contractor bids a job.

 

5.      Trade Contractor Contract

·        A contract that provides the details on what a general contractor should expect from his subcontractors.

·        Bid Specs.  Specifications on material provided and work to be performed by each subcontractor.  There are a total of 19 forms covering everything form site survey to clean up.

 

6.      Change Order Form.  Work should never be performed until the contractor and the client agree on the work to be done, how much it will cost and what impact it will have on the schedule.

 

7.      Forms for binder covers, table of contents and index tabs required for the J.O.B.S.™ Book and the Client Book.
